Professional Deck Evaluation Report

Knowing the state of your vinyl deck for your strata is key to making wise decisions. Providing thorough inspections lets you the strata know what to focus its funds on. There are 7 key areas that the inspection focuses on but is not limited to. Flashing, fascia, posts, seam and tears, plywood, vinyl, life expectancy, and replacement budget. This is the basis of each report. If other items are observed outside the vinyl deck area this will be reported as well.

Located just below the drip edge, the condition of the facia is influenced by the deck’s design, location, and railing details. We assess whether the facia can be repaired or needs replacement, offering tailored advice based on each unique case.

Post Detail

The intersection of building posts and vinyl decks is closely inspected for potential concerns. This includes evaluating the compatibility with various building materials like vinyl siding, stucco, or hardy plank and noting any issues that could affect the building envelope.

Our inspectors check for any tears and the condition of seams. We note all observations, including the possibility of repairs, which depend on the damage’s extent, UV exposure, age, and vinyl condition.

We inspect the plywood beneath the vinyl for signs of rot due to leaks, providing a detailed assessment of any damage and its potential expansion.

Depreciation Report
Vinyl, Life Expectancy, & Budget

The current condition of the vinyl decking is assessed to estimate its life expectancy, helping the council plan for future expenses. Additionally, we provide a budget estimate for the cost of vinyl replacement.
